Here's how the prices of office space move

Analysis of Crozilla.com advertisement data on the prices of commercial premises in several major cities such as Zagreb, Pula, Rijeka, Zadar and Split showed that during November the highest prices advertised were in the area of Split, while Rijeka was one of the more affordable cities.

On average, the prices of commercial premises were advertised at 1560 euros per square meter, while for their rental on the Crozilla.com advertisement, on average, 10 euros per “square” was requested.

Warehouses were slightly cheaper than other types of office space during November. For their square meter, on average, about 1340 euros were asked for. The lowest prices, among the cities included in this survey, were recorded in Zadar, where the “square” was advertised at an average price of only 937 euros, while in Pula it was even more expensive than 1,000 euros.
On average, restaurants and restaurants have higher prices than other types of business premises, and during November they were advertised about 1,800 euros per square meter. The most expensive city, in terms of the price of restaurants and gastronomic facilities, was Zadar where 2310 euros were asked for “square”, and the cheapest Zagreb where the price per square meter was 1523 euros, and in Rijeka with 1562 euros.

The average advertised rental prices for bars and gastronomic establishments averaged about 11 euros. The highest prices during November were advertised in Pula where they were 13 euros per square meter, while in Rijeka they were 11 euros, and in Zagreb, Zadar and Split 10 euros per “square”

During November, offices and clinics were advertised on the Crozilla.com advertisement at an average price of about 1550 euros per square meter. Among the cities included in this survey, the lowest prices were sought in Pula, where the “square” was advertised at 1314 euros, and the highest in Split, at 1932 euros. The average asking price per square meter of Zagreb offices and clinics was 1487 euros. The advertised rental prices of office space on Crozilla.com averaged 10 euros per square meter, while in Pula they were 8 euros and in Zadar 11 euros. In Zagreb, Rijeka and Split, an average of 10 euros was requested for a “square” of this type of office space.

Diana Perger, owner of real estate agency “Euro-interiors” from Zagreb told Crozilla.com that business spaces can be divided into two categories, the first are business premises in a busy location, in a business zone, with good access, built and built in accordance with the needs of modern business and such, according to her, are sold in a reasonable time and on the real market prices without much problem, and others are poorly executed business premises, in inadequate locations, far from the facilities necessary for business and such are simply not sell, regardless of the price.
