The real estate sales tax in the Republic of Croatia is taxed at a uniform tax rate of 3% of the total agreed purchase and sale price of the property.
The seller of real estate is subject to income tax only in a situation where he sells the purchased property before the expiration of three years from the date of purchase and at a price higher than the price at which he purchased it. Then, on the difference between the purchase and sale price of the property, he is obliged to pay a tax in the amount of 35% plus tax, which is different, depending on which part of the Republic of Croatia the taxpayer resides.

When a natural person rents a property, the tax base is calculated by deducting the lump sum costs (30%) from the rental amount. After the conclusion of the contract of sale, the Notary Public will officially report the purchase to the competent tax office, within 30 days counting from the date of certification of the Contract. The buyer is also obliged to pay the tax within 15 days from the date of issuance of the decision from the competent Tax Administration, and if he does not pay it within this period, the Tax Administration charges interest for each day of exceeding the deadline.
