House or apartment — what and where is more worth buying, in which city, region?

Data from real estate advertiser Crozilla.com showed that during December 2017, average advertised house prices were lower than apartment prices, with a difference of almost 17 percent.

The highest values are recorded on the Adriatic, and regardless of whether it is the price of a house or an apartment, cities such as Dubrovnik, Opatija and Split are at the very top.
The highest prices were recorded in Dubrovnik, where for a “square” of a house, including the price of the garden, they asked for as much as 4220 euros — which, according to Crozilla.com, is about 600 euros more than the price of a square meter of apartment in that city.
Apart from Dubrovnik, houses in December were more expensive than apartments in Poreč alone, where 1836 euros were asked for on average per square meter, and this amount was 62 euros higher than the average price per square meter of apartment in that city.
The biggest difference between the prices of houses and apartments was recorded in Opatija where 2273 euros were requested for a square meter of house, which is 679 euros less than the average advertised price of an apartment in that city.
The “square” of a house in Split, according to Crozilla.com, was advertised at 2154 euros in December, while apartments in that city were on average more expensive by 390 euros per square meter.
The difference in the prices of houses and apartments of around 240 euros per square meter was recorded during December in Zadar, where an average of 1691 euros were requested for a “square” of a house with the price of a garden included, and in Umag where their price was 1773 euros.
Cheaper than in other cities on the Adriatic, during December there were houses in the Rijeka area for which the “square”, including the price of the garden, was asked for an average of 1221 euros on the Crozilla.com advertisement, and 1249 euros in Senj.
The lowest prices for houses for sale on Crozilla.com can be found in a number of inland cities. In December, the average advertised prices for their “squares” in Bjelovar were 457 euros, in Sisak 574 euros, in Varaždin 660 euros and in Slavonski Brod 680 euros.
High demand and low house prices describe the situation on the Osijek house market in the last month of 2017. The demand for houses there in December was higher than in other cities, and through the ads Crozilla.com in the area you can find houses for as little as 15,000 euros, ie those for which the price of a “square” is around 100 euros. During December, the average asking price per square meter of a house, including the price of the garden, in Osijek was 608 euros — which is about 350 euros per square meter less than the price of an apartment.
In addition to being less sought after and sold less, houses in the Zagreb area, according to Crozilla.com, also have lower prices than apartments, and during December the difference was about 30 percent. Namely, for one quadrant meter of house, including the price of the garden in the last month of 2017, an average of 1224 euros was requested, which is as much as 537 euros lower than the average advertised price of a “square” apartment in the same month.
Diana Perger, owner of the real estate agency “Euro-interiors” from Zagreb, said that this segment of the market cannot be called satisfactory, “the sale of single-family houses is growing slightly, but it is still not close to the turnover that it was in the years before the crisis,” she added.

Most wanted houses in Osijek
In addition to the fact that their prices are lower, the demand for houses is also less than for apartments.
Crozilla.com data showed that during December last year the most sought-after city, when it comes to houses, was Osijek, followed by Pula, Zadar, Zagreb and Poreč.
Potential foreign buyers, most often those from Slovenia, Switzerland, Germany, BiH and Austria, showed the greatest interest in houses sold in the Istrian area, mainly in Umag and Pula, and then in those in the area of Zadar, the island of Vir and Crikvenica.
