Are you buying an apartment in Zagreb? Here's what the prices are and where they are most in demand!

According to the Crozilla.com real estate classifieds, the average asking price of an apartment in the center of Zagreb during January was 1955 euros per square meter.

According to the data of the advertiser Crozilla.com,Zagreb apartments were also in greater demand during January than in other cities. This information is not surprising because an apartment in Zagreb has always been considered a good investment.

Apart from housing, Zagreb apartments are interesting for buyers and because they could always be used for classic, long term rental. But lately they are also increasingly viewed through the prism of earnings in tourism. The main reason for this is Advent in Zagreb, due to which not only the number of tourists but also the number of real estate buyers has increased.

Borislav Vujovic, director of the real estate agency Opereta d.o.o. from Zagreb, told Crozilla.com that precisely because of Advent in Zagreb, more and more people are thinking about the apartment as an apartment and that more and more buyers appear who would buy an apartment in a strict center for short-term rental.

According to the real estate classifieds Crozilla.com, the average is the asking price of an apartmentin the center of Zagreb during Januaryamounted to 1955 euros per square meter— which makes this part of the city, in terms of apartments, more expensive than others.

Smaller apartments in the center and in the tram zone are most in demand

The data of the Crozilla.com advertisement showed that apartments for sale are most in demand precisely in the center, and in the real estate agency Opereta d.o.o. they share the same opinion, namely, Vujovic states that apartments in this part of the city have become very much in demand and adds: “They sell quickly, but it depends on their price and functionality. There are few 40-square-foot apartments in the Lower Town and that makes them attractive.”

Borislav VujovicHe said that all kinds of apartments are sold in Zagreb, with the fact that the most sought after are small apartments in the center and tram zone, as well as four-bedroom apartments in good locations such as the center, Jarun, Maksimir, Trešnjevka, and the data of the real estate classifieds Crozilla.com showed that during January the offer of apartments for sale was most searched precisely in the indicated areas of the city.

The Government Subsidies Program already encourages the purchase of apartments in Zagreb

In addition to Advent, to the increased demand for Zagreb real estate has also been affected by the latest Government measures. “The specificity of the current situation on the real estate market in Zagreb is the increased activity of demand for properties that, according to their characteristics, enter the program of Government interest subsidies on loans that have been announced for the middle of this year, but buyers leave nothing to chance and want to be sure that at the moment when the program in question starts they will have a suitable property that they have chosen in the previous months and paid for or,” Diana Perger, owner of the real estate agency “Euro-interiors”, told Crozilla.com.

They are average prices of apartments in ZagrebDuring January they recorded slightly higher values than the month before, but also more than last year in the same month. The average asking price of an apartment in Zagreb, according to Crozilla.com, was 1643 euros, which represents a monthly increase of 0.8 percent and an annual increase of 1.4 percent. However, it should be noted that the advertised price very often differs from the real one, that is, from the one at which the property is ultimately sold.

“Looking at the offer on web portals and advertisements, it can be seen that there is a considerable disparity in the prices of the same or similar properties in the same or similar locations, which leads to confusion among buyers and sellers themselves. Buyers do not know if and how realistic it is to lower a price, and sellers do not know how to form the price of their property. However, practice shows us that, until the price of a particular property is reduced to real market limits, there is no interest in it, and once the price is placed within the market acceptable limits, the property is sold without significantly lowering the price. It should be noted that the real estate market in Zagreb is stable in terms of prices and that for a long time there has been no upward or downward movement, so the price of real estate is relatively easy to determine,” Diana Perger told Crozilla.com.
