Zagreb apartments are being sold already at the construction stage

The biggest increase was recorded in the area of Novi Zagreb, where the prices of apartments were 1 percent more than a month earlier, and for one square meter, on average, 1366 euros were requested.

An increase of 0.5 percent was recorded in the western part of the city, where the prices of “square” were 1568 euros, and in the Center, where the price of a square meter of apartment rose to 2043 euros.
The fall in apartment prices was recorded only in the eastern part of the city, where prices were 0.9 percent lower than a month earlier, and dropped to 1602 euros per square meter.

Diana Perger, owner of real estate agency “Euro-interijeri” from Zagreb told Crozilla.com that the prices of apartments in new buildings are rising slightly, and apartments are being sold still under construction. He adds that it is rare for an apartment to remain unsold until moving in.
“The prices of used apartments have now been stable for about 18 months, which makes it easier for sellers to determine the sale price of their property, and this stability of the market gives buyers certainty in the decision, and thus the turnover of used apartments takes place without any difficulties,” Perger said.
Looking for and buying apartments in a new building

According to Crozilla.com, the most sought-after neighborhoods in Zagreb for buying an apartment during November were Centar, Trešnjevka, Maksimir, Dubrava and Jarun.
Diana Perger told how apartments in new buildings, used apartments with a realistic set price and building land for housing construction are sought and purchased. “Of the apartments, the most demanded are usually small 1.5-room apartments, which are missing on the market because they sell extremely quickly, then functional three-room ones, and the trend is in demand for large 4+-room apartments, which are also in short supply. Builders did not choose to build large apartments in the years of crisis, and this shortage is now reflected in the market.”
Great interest in apartments from foreclosure

Very often you can find extremely cheap apartments on the Crozilla.com ad, but those that at a low price almost go out of realistic frames are most often foreclosed apartments. Interest in such apartments, according to Diane Perger, is extremely high, but the reason for this, in fact, is the unpreparedness of buyers for this type of purchase and sale. “Buyers see a 'cheap' property in the offer and express interest in it without knowing what the process of buying it is. More precisely, they do not know that the purchase is made through the competent Court, that they cannot look at it before the purchase and that it is a procedure that is not even similar to the standard purchase and sale on the free market. So only 30 percent of the total number of clients who call and inquire ultimately decide to participate in the public auction.”
Sales of Zagreb houses on a slight increase

Houses for sale through the Crozilla.com classifieds are less in demand than apartments, and at the same time their prices are lower, and during November the difference amounted to about 30 percent, or about 520 euros per “square”.
“The sale of single-family homes is growing slightly, but it is still nowhere near the turnover that it was in the years before the crisis, and this segment of the market cannot be called satisfactory,” Perger said.
