Those who live in the house, we are convinced, are head over heels in love with their yards and gardens. Those who live in the apartment, they admitted to us, adore their terraces and balconies, even if it was two squares. And this, they point out, is enough to give the impression of a small green oasis. But those who live in an apartment, but have neither a balcony nor a terrace, on the other hand, quietly suffer thinking about moving to another apartment that will fulfill all their desires and needs, and along the way offer them a beautiful view of the city, greenery, forest... Namely, for potential buyers one of the main criteria, in addition to the location, becomes precisely balconies and terraces. And what is on offer, we investigated in cooperation with several Zagreb real estate agencies.

SVETI DUH, Kajfešov hill, 65 m2, 120,000 euros

Two bedroom apartment on the third floor consists of entrance area, hallway, kitchen with dining area, two bedrooms, bathroom and terrace of about 32 square meters. The apartment also has a storage room.

Three and a half room apartment in a new building. It extends over the entire second, at the same time the last floor. One loggia has been converted into a living space, and the apartment also has a large terrace. The apartment is in the process of legalization.

Four bedroom apartment on the second floor of the building. It consists of hallway, living room, kitchen and dining room, three bedrooms, two bathrooms, toilet, three terraces and two outdoor parking spaces.

A CORNER TO ENJOY

— We are definitely looking for well-designed two and four bedroom apartments in the tram zone, with parking, terrace or balcony, newer construction. It is an absolute “must have”. Terraces are a great advantage when selling and for many buyers a condition for buying an apartment. It can even be said that terraces sell apartments, especially in locations where there are not many apartments with terraces such as, for example, Donji grad — says Boro Vujović from Opereta agency, and his colleague Denis Modrušan adds that buyers want a corner where they can relax after a working day, drink a glass of wine and host friends, as evidenced by several sales in which there are certain terras have been a key factor with customers. Still, for some, the terrace is not so important. For example, while terraces and southern orientation are almost key for Dalmatians when buying, other buyers enclose them in loggias, winter gardens or something similar.

Searching the offer of terraces in apartments for sale in Zagreb you can find everything, from terraces with underfloor heating, barbecue and outlets for summer kitchen, through refreshing sprinklers, projectors and telescopes to swimming pools or jacuzzis, such as, for example, the complex Alfa apartment Jordanovac we wrote about recently. But sometimes even the whole range of additional content is not the right “trigger” for a purchase. Often it is a view.

But that's not the rule either. Trešnjevka customers know that they can't really count on open views, but in return they get everything else — schools, kindergartens, swimming pool, tram and 15 minutes walk to the city center, while customers of the Podsljemen zone want an open view of the greenery, and the tram is not crucial for them because they are used to going by car — comments Modrušan.

And the price? Vujović points out that a penthouse with a good terrace in a new building is worth 10 percent more than other apartments in the building, especially if it meets the requirements of the required location, quality construction and good view and provides the atmosphere of being in nature. For example, on Trešnjevca, a penthouse of 207 square meters with a semi-covered terrace of 63 square meters is for sale, at a price of 440,000 euros. Furthermore, a five-bedroom penthouse of 232 square meters with a terrace of as much as 90 square meters with an open view of Lake Jaruna is offered for 450,000 euros, while in Gračanski Dugice you can get by half as well.

RENT

An apartment of 148 square meters with a large terrace of east orientation is for sale for 240,000 euros. Even when it comes to renting, it is clear how much the terrace affects the price. So we came across a 75-square-meter penthouse on Ilica with a 35-square-meter terrace overlooking the Upper Town, which is rented for 1150 euros per month.

It should be noted that we did not take into account apartments without terraces and balconies, although on this subject one could find an increase in the number of apartments with excellent views, thanks to large glass rocks in slightly smaller buildings or, conversely, high floors in skyscrapers. We will explore them on another occasion. Until then, we have selected five terraces from the current offer with beautiful views of the city, greenery... Something for everyone.
