The Zagreb real estate market is currently extremely good

Data from Crozilla.com showed that prices of apartments and houses in Zagreb increased both monthly and annually during May.In addition to prices, the interest of potential buyers in real estate for sale in the area has also grown.
When it comes to homes, Crozilla.com data showed their prices rose 0.7 per cent on a monthly basis and 3.9 per cent on a year-on-year basis. Price of a “square” house in Zagreb, with the included price of the garden during May was 1229 euros.
Diana Perger, owner of real estate agency “Euro-interiors” from Zagrebfor Crozilla.com says that the Zagreb real estate market is currently extremely good, and adds: “In addition to the standard good demand for apartments, in absolutely all parts of the city, the demand for single-family houses, plots and commercial premises has increased. There is also a positive trend in newly built apartments, which, as in the 'good old times', are capped while they are still under construction. Buyers of apartments in new buildings have realized that a new time has come in the real estate market and do not wait for the completion of construction but react immediately, thus ensuring the best property, and not the 'what' remains in the end.”

Prices of apartments in Zagreb, according to the Crozilla.com advertiser data, record an increase in value on a monthly basis, but also on a yearly basis. The average asking price of an apartment in Zagreb during May was 1671 euros per square meter, which is 0.1 percent more than the month before, and 4.4 percent more than last year in the same month.
The highest prices of Zagreb apartmentsduring May, they were recorded in the city center where an average of 1968 euros were requested for a “square”, and this amount is 5 percent higher than last year in the same month. On an annual basis, prices increased the most in Novi Zagreb, where an average of 1364 euros per square meter was requested, which is 6.7 percent more than last year.
In the western part of the city, apartment prices rose by 1.6 percent year-on-year, and for one square meter, on average, 1,498 euros were requested.
The smallest annual growth is, according to the ad Crozilla.com, during May recorded in the eastern part of the city where housing prices rose by 0.7 percent, and for a “square” of an apartment, on average, 1559 euros were requested.
Diana Perger says that compared to last year, prices have grown slightly from month to month, and in some periods of the year they have been constant and stable, but when comparing prices now and in the same period last year the growth is no longer so insignificant, adding:“The price increase for used apartments ranges from 30-50 euros per square meter, but that is why the price of new buildings has increased significantly, from 100 to 150 euros per square meter.”
The price difference between a new building and a used apartment at first seems large, but Perger notes that in the price “square” New buildings also include VAT, and the buyer does not pay additional real estate tax, unlike used apartments where the tax is 4 percent.
Apartments in the center most sought after

In addition to rising prices, the Zagreb market can also feel an increase in demand, and Diana Perger told Crozilla.com that the demand for real estate in the Zagreb area is good and “varied”.
Crozilla.com ads used the most searched offers of apartments for sale in the area of the center, Trešnjevka, Maksimir, Jarun, Dubrava and Španski during May.
“We are looking for apartments of all surfaces and rooms and in this direction I would not classify them. I can single out a higher demand for a location where the western parts of the city are usually more sought after than the east, a quality and functional layout compared to the spaciousness (large terraces, balconies and gardens) and a slight advantage I give to new construction over used apartments. “- Perger told Crozilla.com
