Stressful day at work, phone ringing, nervous parties, crowded office and so on from early morning.. At the end of working hours, I sit in the car, make my way through the city bustle, leave behind the city center, the ringing of the tram and the honking of cars... I leave the residential areas, go down one after another and finally see the greenery, the clear blue sky and hear the birds singing... I came home! There is my oasis of peace and escape from everyday stress.

This would be a brief review of a suburban resident, a buyer who decided to dispose of his home in such a way as to get away from the hustle and bustle of the city and enjoy the benefits of a family house with a grassy green garden where there is a gazebo and barbecue for a large company. Near the barbecue and gazebo there is a children's pool and a slide.. can city children boast a private park?!

All these are the words of a client of mine who had at his disposal an amount of €150,000.00 to solve his housing issue and at the beginning of his search the only thing he knew was that he wanted his children to grow up in a safe and healthy environment, that everyone had their own bedroom, therefore their intimacy and that they did not argue about the bathroom in the morning. A young married couple, a son of 5 years and a girl on the way... what are the options?!

Variant A: four-bedroom apartment approx. 90 m2 with loggia and parking space, tram zone, in a settlement with residential buildings near school, kindergarten, market, clinic and all other facilities that each settlement has = 153.000,00€

Variant B: a house with a spacious garden, four bedrooms, three bathrooms, a large living room, a garage for two cars, a gazebo, barbecue, the possibility of arranging an attic and expanding the living space, all in the suburbs = 150,000.00€.

That customer chose variant B as the most acceptable to him and today he says with a distance that he was not mistaken, listing a series of other advantages that living in the suburbs brings such as a weekend of barbecue gatherings, safer growing up of his children provided by a smaller environment (everyone knows everything), various celebrations in the house without asking the consent of the neighbors, the possibility of works in the garden, healthier the environment, keeping pets regardless of size, the possibility of expanding the family without thinking about living quarters or not being able to get a place in the nursery...

I emphasize that all of the above is from the perspective of a customer who does not mind sitting in the car for going to the store, driving the kids to kindergarten and lower grades of primary school for years, has no problem mowing the grass, and in winter “shoveling” huge amounts of snow in order to get out of the garage at all, and at that time embark on an adventure called: “getting to work on time”.

Some other type of customer prefers to live in a modern settlement, in a comfortable apartment where there is no concern about the maintenance of the garden plot, where he can go down to the store in slippers, where he needs a couple of steps to his favorite cafe and is not interested in any barbecues, much less garden work, he is also not interested in a pet larger than a hamster, and he prefers walks to the cinema or prison gyms, and it is aimed at taking a maximum of one stop or two to the gym or foreign language school per kid.

So, from all of the above, we can conclude that what is an advantage to someone living in the suburbs to another is a disadvantage, and vice versa.

The advice for any real estate buyer is to recognize their affinities, arrange priorities and only then decide where to nest.
