HOW DO SELLERS DETERMINE THE PRICE OF AN APARTMENT?
Browsing various portals for the sale of apartments such as njusaklo.hr index.hr and dr our client Ivan literally perished in the advertised prices of the same and similar apartments, on the same and similar locations, and when he went to the portal eNekretnine, then he was just confused. Namely, the differences between the requested and sold prices according to the eNEKretnine portal can be as much as 50%.
Our client Ivan, like many others, decided to accept the prices from the advertisement, because they still suit him better. Of course, he was guided by the old “MY APARTMENT IS IN BETTER CONDITION THAN THIS ONE HERE IS THE MOST EXPENSIVE”, so he put the price a little higher than the most expensive one.
What happened later did not please him at all. Namely, although his apartment is in relatively good condition (beautifully decorated, but already somewhat worn out by the huge tourists who have stayed in it for the last ten years), literally no one contacted Ivan for more than 60 days. In fact, not really anyone, he was contacted only by agents from various real estate agencies offering him a brokerage service in the sale of real estate. Unfortunately, none of the agents who called him told Ivan that the price of the apartment he was looking for was not realistic and that with that price this apartment could not find a buyer.
Having spent 60 days, not selling the apartment, not even showing it to anyone, Ivan decided to contact the real estate agency Euro-interiors. When he sent us the link of his ad, I must admit that we really liked the apartment very first time. For the sale of the apartment Ivan used the photos of the apartment that he had on the tourist rental sites booking.com, etc. Of course he didn't have a floor plan of the apartment.
HOW DOES THE AGENCY EURO-INTERIORS DETERMINE THE PRICE OF AN APARTMENT?
The first step is to meet in the apartment. Although it looked really nice on the first apartment, traces of use were very visible. Of course, we immediately measured the apartment, and drew a floor plan. When calculating the square, we noticed that the apartment has fewer squares than recorded on the zk extract. Ivan then remembered that the building also had storage rooms and that maybe his apartment also had a storage room. Fortunately, there was a number of tenant representatives on the bulletin board who helped us with both the storage room number and the keys. Of course Ivan's apartment had a storage room.
When we asked Ivan how he had no information about the storeroom, he said that he had never lived in the apartment. He bought it as an investment because it was favorable at the time of the crisis of 2010. He bought the apartment at auction, so he did not even meet the seller. The title deed did not specify a storage room, so he considered that the apartment did not even have a storage room. Since he was engaged in tourist rental, he did not even need a storage room.
In any case, the storage gives added value to the apartment, and thus Ivan will receive a higher price for the apartment, and we will certainly find it easier to sell the apartment. Namely, during classic rental, and especially housing, storage is really very important, so buyers generally want an apartment with storage.
Now it remains only to determine what is the price of an apartment that Ivan could get for an apartment.
To determine the price of an apartment, we investigated what we have recently sold in the same or similar location, with the same and similar characteristics. Given that the real estate agency Euro-interiors has been operating since 1998, I think that we are really relevant for determining the price, as well as that we really have enough properties sold in the last 6 months to be able to make a comparative method of apartment prices, and to suggest to Ivan what is the price of an apartment that he can achieve on the market.
When we showed Ivan the results of the research he was very surprised. Namely, our proposed price of the apartment was much lower than the prices of the apartment Ivan found on the ads for the sale of real estate, but also slightly higher than the prices presented on eNekretnine.
HOW TO PREPARE DOCUMENTATION FROM AN APARTMENT FOR SALE?
After we agreed on the price of the apartment, we still have to examine the documentation of the apartment in detail, and go on sale.
Namely, Ivan already told us at the first conversation that he had all the documents from the apartment necessary when selling the apartment, so we did not ask for anything at the beginning. When we asked him to show it to us, Ivan only had an extract from the land records. Unfortunately, he lacked the Building and Use Permit and the Energy Certificate.
Since we have already sold several apartments in his building in our archive, we also had a Building and Use Permit from the building.
The energy certificate was found by Ivan among the documentation from the apartment. However, he was more than 10 years old. Ivan did not know that the energy certificate is valid for 10 years and that now he must obtain a new energy certificate to sell the apartment. We obtained the same through the real estate agency Euro-interiors within two working days.
Now we are just ready to present the apartment on the market and look for a buyer.
HOW TO CHOOSE THE BEST BUYER?
In a short time for the apartment we had two offers. Both customers were from our customer base. Namely, the rule in the real estate agency Euro-interiors is that the apartment/real estate is first offered to customers from our base, and only then we put it on the market.
Both customers offered only 2% lower than the asking price, and Ivan chose a customer who paid with his own funds.
What Ivan liked the most was that less than 30 days passed from his call to realization.
When we asked him why he did not immediately contact the real estate agency, he explained to us that at first he tried to sell the apartment himself. If he had found a lot of advice on the Internet and felt that he knew everything, and that he had no need to pay a real estate agency to sell him an apartment.
When he put the apartment up for sale, a lot of agents called him offering brokerage services, and he got the impression that there was a lot of interest in his apartment.
After 60 days, he realized that something was wrong after all. Then he contacted the real estate agency Euro-interiors. When we asked him why he contacted us, he said that in fact his mother recommended the agency Euro-interiors because she herself sold the apartment through the real estate agency Euro-interiors about twenty years ago.
If you also want to sell an apartment quickly, safely and at the best price, do not wait for changes in the law. Sell the apartment later this year and get rid of doubts about falling prices and new taxes.
