ADVICE ON THE PURCHASE AND SALE OF REAL ESTATE
You have found the ideal property or buyer for yourself and now what?

Where to start? Searching for information on how to proceed?

Perhaps it is best explained using the example we had last with one young married couple Davor and Sanja.
Davor and Sanja found their own apartment on their own. In the building where their friends live, an apartment was sold. Since the apartment was not sold through a real estate agency, after the agreement on the purchase was reached, a problem arose. Namely, they bought the apartment with a bank loan and they had to pay a down payment, conclude a Preliminary Agreement, an estimate,... Suddenly the purchase process no longer seemed so simple.

Davor and Sanja turned to Euro-interiors and our consulting team did the rest of the work for them.
At the very beginning, we found ourselves in a problem because the seller did not have a building permit, nor a use permit from the building. Since the building is very old, it took us almost 7 days to find in which city office they are located. Given that Davor and Sanja first paid a fee, and only then arranged our consultation period of 7 days for them was one of the most stressful. Namely, if the building does not have the appropriate acts for construction, the apartment located in such a building is not suitable for mortgage.

There were of course a few other little things on the zk extract itself such as incorrect address etc., but we still solved it far more easily.

The collected documentation was followed by an assessment of the property. Namely, in most cases, the valuation of real estate is very important because the amount of the loan depends on it. Fortunately for them, they already hired us in this part, so we took over the work of negotiating with the appraiser. After the loan was approved, we organized the solemnization of the Loan Agreement, prepared the Purchase and Sale Agreement, entered the mortgage in the land registers, checked the balance of utilities, helped them with advice on how to choose the “cheapest” payment date (namely the price of the “wrong” payment date may be in the amount of the monthly installment of the loan). After payment, we prepared a Tabular Statement, carried out registration of property rights in land registers, transferred utilities to them, and, of course, organized the handover of the apartment.
